1. No parties, events, or gatherings.
2. No smoking or vaping inside the unit outdoor smoking only. Please clean up any cigarette butts.
3. No unregistered guests or visitors without prior approval.
4. Quiet hours: 9:00 PM 7:00 AM.
5. No illegal activity or disruptive behavior on or near the premises.
6. Kindly refrain from taking food or drinks into the bedrooms to avoid spills and bugs.
7. No open flames or candles inside the unit.

Cleanliness & Care
8. Please treat the space respectfully excessive mess or damage may result in additional charges.
(Our cleaning fee covers standard turnover. Excessive messes may incur additional fees.)
9. Wash dishes after use and place used towels in the bathroom.
10. Do not rearrange furniture or unplug the Wi-Fi, modem, or router.
11. No glitter, confetti, or other decor that's difficult to clean.

Appliance Use
12.. Washer and dryer are available please do not overload and clean the lint trap after each use to prevent safety issues.
13. Turn off A/C, heating, fans, and lights when leaving for extended periods.
14. The kitchen is fully equipped please clean up after cooking, including wiping down counters and stovetop.
Avoid using metal utensils on non-stick cookware. Do not dispose of food or grease down the sink.
15. Lock all doors and windows when leaving the unit.
16. Do not tamper with smoke detectors, CO detectors, or other safety equipment.
17. Immediate eviction (without refund) may occur for serious rule violations or tampering with property systems.

18. No pets unless approved prior to booking.
19. This unit is not child-proofed parents/guardians are fully responsible for child safety.

22. Late check-out without prior approval may result in an additional fee.

Plumbing Guidelines
23. Only flush toilet paper. No wipes, paper towels, or other items even if labeled flushable.

Before You Check Out
24. Please help us prepare for the next guest by completing the following:
Sweep and mop the floors
Wipe kitchen counters, appliances, and sink
Wash and put away any used dishes
Clean the bathroom (sink, toilet, shower)
Wipe down furniture (especially tables)
Take out all trash and place it in the designated bins by the painted stairs
Remove all food and personal items from the fridge and pantry
Place remote controls back where you found them
Turn off A/C and heating
Ensure all doors and windows are locked

Deliveries & Lost Items
25. Package deliveries are allowed. A mailbox key will be provided for your stay.
Please ensure deliveries arrive during your stay we cannot store or hold packages before or after your reservation.
26. We are not responsible for lost or forgotten personal items, but we'll do our best to return them if found.

Sustainability
27. Please turn off A/C, lights, and fans when not in use.

Communication & Damage Reporting
28. Report accidental damage immediately small issues won't be penalized, and your honesty is appreciated.
For urgent issues (e.g., leaks or outages), message us immediately so we can respond quickly.
29. If anything isn't working as expected, message us anytime we're happy to help.
We respond to Airbnb messages within 1 hour between 8 AM 10 PM.

Utilities Included: Gas, Water, Electricity, Garbage, Sewer, and Internet. If the combined electricity and water bill exceeds $150/month, the tenant will be responsible for the overage.

Occupancy: The standard monthly rent of $1,600 includes housing for one (1) registered guest. Each additional occupant (up to a total of two [2] people) is subject to an additional charge of $210/month per person. All tenants and guests must be registered and approved before move-in.

Smoking Policy: Smoking is strictly prohibited anywhere on the property.

Guest Policy: Only registered tenants and approved guests may stay overnight. Unauthorized guests are not permitted.

Lease Terms: Flexible lease options may be available. Please inquire for details. A lease agreement must be signed prior to move-in.

Pets: pets welcome with approval and additional deposit
