The landlord handles major repairs affecting habitability. Tenants are responsible for minor upkeep like changing light bulbs , unclogging drains and cleaning. All issues must be reported promptly in writing. For emergencies (e.g., no heat, leaks), notify the landlord immediately. The landlord or agents may enter with 24-48 hours' notice for repairs or inspections. Tenants are liable for damages caused by themselves or guests and may not make alterations without written permission. Reasonable care to prevent damage is expected.
Either party may terminate the lease by providing written notice at least 30 days prior to the intended move-out or termination date. Early termination by the tenant may be subject to penalties or forfeiture of the security deposit unless otherwise agreed upon in writing. The landlord reserves the right to terminate the lease immediately if the tenant violates any terms of the lease agreement, including but not limited to non-payment of rent, property damage, or illegal activities on the premises.
