The property is being rented as-is. Any existing issues have been documented and acknowledged.

Smoking is strictly prohibited inside the house.
Tenants are responsible for electricity and trash utility payments. Trash service fees are to be paid every three months with waste connections.

A maximum of 2 indoor pets are permitted. Outdoor animals such as chickens , goats any outdoor pets are allowed.

The lease is for 6 months. After that, we will review the agreement. The landlord can decide to end the lease or offer renewal. If you want to renew, a property inspection will be done first. Please note, if rent payments are late or overdue, the lease will not be renewed. You will not be asked to pay another deposit at the 6 month check in if you decide to continue with us.

The landlord handles major repairs affecting habitability. Tenants are responsible for minor upkeep like changing light bulbs , unclogging drains and cleaning. All issues must be reported promptly in writing. For emergencies (e.g., no heat, leaks), notify the landlord immediately. The landlord or agents may enter with 24-48 hours' notice for repairs or inspections. Tenants are liable for damages caused by themselves or guests and may not make alterations without written permission. Reasonable care to prevent damage is expected.

Either party may terminate the lease by providing written notice at least 30 days prior to the intended move-out or termination date. Early termination by the tenant may be subject to penalties or forfeiture of the security deposit unless otherwise agreed upon in writing. The landlord reserves the right to terminate the lease immediately if the tenant violates any terms of the lease agreement, including but not limited to non-payment of rent, property damage, or illegal activities on the premises.
