Smoking: No smoking of any kind inside the property or on the premises.
Occupancy: Only approved applicants on the lease may occupy the property. No subletting without written landlord approval.
Maintenance: Tenant is responsible for minor repairs under $100. All maintenance requests must be submitted in writing. No alterations or modifications to the property without written landlord approval.
Move-Out: 60-day written notice required before vacating. Professional carpet cleaning required at move-out. Early termination fee equal to 2 months rent. Property must be returned in the same condition as received, normal wear and tear excepted.
HOA: Tenant agrees to abide by all Villages of Woodland Springs HOA rules and regulations and is responsible for any fines resulting from lease violations.

    "Overall it is a nice area but there are two large trailer parks concealed in the middle of the development. Quite a few of my neighbors have had their cars broken in to at night. I would guess that the crime is coming from these two trailer parks. The association fees are really high at almost $500 dollars a month and there are pages and pages of regulations. Unless you have kids that are going to use the pools frequently you might want to consider another area. "
