1. Term
Renewal or extension must be in writing or tenancy will convert to month-to-month under Florida law.

2. Rent
$2,800 per month, due on the 1st day of each month. Late fees may apply as permitted under Florida law.

3. Security Deposit
A deposit of $2,800 is required and shall be held and returned in accordance with Florida Statutes 83.49, including required notices and timelines.

4. Use & Occupancy
Premises shall be used solely as a residence by approved occupants. Subleasing or assignment requires written consent.

5. Maintenance
Landlord shall comply with 83.51, Florida Statutes, maintaining the premises in habitable condition. Tenant shall maintain cleanliness and promptly report issues.

6. Utilities
Tenant is responsible for utilities unless otherwise stated.

7. Entry
Landlord may enter with at least 12 hours' notice as required by 83.53, Florida Statutes, except in emergencies.

8. Pets & Alterations
Pets and property alterations require prior written approval.

9. Military Clause
In accordance with the Service members Civil Relief Act and Florida law, Tenant may terminate this lease early without penalty upon providing written notice and a copy of official military orders for permanent change of station (PCS), deployment for 90 days or more, or other qualifying orders. Termination shall be effective 30 days after the next rent due date following notice.

10. Termination
Either party must provide proper written notice (typically 30 days for month-to-month tenancies) as required by Florida law.

11. Liability
Tenant is responsible for personal property and is encouraged to obtain renter's insurance.

12. Default
Failure to comply may result in termination and legal remedies as provided under Chapter 83, Florida Statutes.

It's truly a drug infested violent area. No place to raise a family...on the north side that is.
