6. Application Fee: A non-refundable application fee of $35 is required per applicant above the age of 18 and will be paid through the online application portal of Zillow, Hotpads, or Trulia.
7. Security Deposit: A security deposit of $3,000 is required. Certified funds or money orders are required. No personal checks will be accepted.
8. Pet fees: If pets are permitted, a non-refundable pet fee of $200 per pet is required, along with an additional $25 per month per pet. Alternatively, residents may opt to pay a refundable pet deposit of $500 in addition to the $200 non-refundable fee. Residents are responsible for any pet-related damages. Aggressive dog breeds or dogs with a history of aggressive behavior are strictly prohibited.

1. Prior eviction
2. Felony conviction or conviction of the manufacturing, possession or distribution of any controlled substance.
3. Falsifying application.
4. Debt owed to previous landlord.
5. Fictitious social security number.

7. Applicant fails to complete application.
