Lease Summary
1. Income: Income must be at least three times the amount of rent. If self-employed or retired a copy of the previous year's tax return or bank statement is needed to verify for occupancy.

2. Employment: A prospect must have verifiable employment and two years employment history or a verifiable source of income. A full-time student that does not meet all requirements for the property will require a cosigner. A cosigner for any applicant must meet all qualifying criteria.

3. Rental history: Two years verifiable prior residency indicating no outstanding debt to the previous landlord and compliance with all items of the lease and community policies is required. (Living in a property that is owned by a relative is not adequate for rental verification).

4. Age: Applicants must be at least 18 years of age. All prospective occupants 18 years or older must completely fill out an application and be listed as residents on the lease.

5. Credit/Criminal History: A credit report and criminal history background check will be processed online by each prospective tenant. The credit score needs to be 675 or greater unless there are extenuating circumstances you would like me to consider.

6. Application Fee: A non-refundable application fee of $35 is required per applicant above the age of 18 and will be paid through the online application portal of Zillow, Hotpads, or Trulia.

7. Security Deposit: A security deposit of $3,000 is required. Certified funds or money orders are required. No personal checks will be accepted.

8. Pet fees: If pets are permitted, a non-refundable pet fee of $200 per pet is required, along with an additional $25 per month per pet. Alternatively, residents may opt to pay a refundable pet deposit of $500 in addition to the $200 non-refundable fee. Residents are responsible for any pet-related damages. Aggressive dog breeds or dogs with a history of aggressive behavior are strictly prohibited.

Cause for or subject to automatic rejection of applicants:
1. Prior eviction
2. Felony conviction or conviction of the manufacturing, possession or distribution of any controlled substance.
3. Falsifying application.
4. Debt owed to previous landlord.
5. Fictitious social security number.
6. Applicant has a federal tax lien.
7. Applicant fails to complete application.
