Description
Back on market due to no fault of seller! This property consists of 17.23+/- total acres with both tracts being heavily wooded and offering excellent blacktop frontage on Raytown Road and Ozark Road, in Jackson County, Missouri. They are conveniently located just south of the Truman Sports Complex with GEHA Field at Arrowhead Stadium and Kauffman Stadium. The tracts will offer the new owner an excellent recreational escape and may possess the opportunity for a select harvest of timber. The property is bordered on the west by Round Grove Creek and has an approximate 90’ elevation change from north to south.
Tract 1, Parcel ID 32-410-03-01-00-0-00-000, consists of a 13.63+/- acres tract of vacant timbered recreational and development land. The property is served by both Raytown Road to the north and Ozark Road along the east side. The property has an electric transfer line that runs north to south through the middle of the property. The northwest corner of the property has Round Grove Creek running across it. There is an approximate 90’ elevation change from the north end to the south end of the property, which would offer excellent views once the timber was opened up.
Tract 2, Parcel ID 32-410-04-05-00-0-00-000, consists of a 3.60+/- acres tract of vacant timbered recreational and development land. The property is served by both Raytown Road to the north and Ozark Road along the west side. This tract is in a triangle shape and has an approximate 60’ elevation change from the north end to the south end of the property. There are lots of possibilities with this small tract and they range from an investment purchase, and recreational activities, to future development as the sports complex area continues to expand. If you’re looking for a nice investment opportunity that will not break the bank, then these (2) vacant land tracts have the future potential you are looking for.

"I don’t think there is a dog park until you get to swope park neighborhood nearby. There is also a pet resource center in another nearby neighborhood. The bus system is reliable in this area. "
- Trulia User

"Unsafe, poorly maintained, outrageous pricing, no amenities at all. Buildings and appliances are old and outdated. "
- Trulia User
- Resident

"I currently reside in this same neighborhood. It is a great neighborhood with a mixture of people of all races and nationalities. It is safe for the most part, but there are a handful of homeless vagrants in the area. Although a decent area of Kansas City, I wouldn't have packages left in an insecure area as they do have a tendency to get stolen. Other than that, it is an area full of life, things to do and it is central to everything in Kansas City."
- Trulia User

"I have not lived here for some years, but I’m trying to move back into the city. I don’t actually know what it’s like anymore, but I hope it’s nice."

"great neighborhood to live in and the people are very friendly and helpful and their are nearby restaurants and stores"
- Trulia User
- Resident

"People run stop signs and lights all the time. That makes it dangerous when walking your dog. For you and your pet. There are quite a few places you can let your dog off leash and play with them in parks. "
