Description

Welcome to Madison Cellars Vineyards, a premier vineyard estate located in the heart of the Paso Robles appellation, "The new Napa" of wine
country. The property is situated just 15 minutes from downtown Paso and Atascadero and 35 minutes from SLO. Nestled within
this renowned wine region, the estate boasts a fully remodeled main residence. The 3,024 square foot single-level ranch home offers modern
comforts and an expansive garage that presents possibilities, from viticulture storage to potential conversion ADU. Spanning 50 acres, Madison
Cellars Vineyards is not only expansive but also meticulously cultivated. The vineyard covers 28 acres, all benefiting from precise 6x10 spacing,
efficient drip irrigation, and either double or unilateral cordon training at 36 inches. The property is safeguarded by a deer fence, ensuring the
protection of the vines. The vineyard has a history of producing award-winning and critically acclaimed wines, with past vintages consistently
scoring between 89 and 93 points. The diverse plantings include 7 acres of Merlot, 6 acres of Cab, 1 acre each of Cab Franc and Petite Verdot, 9
acres of Syrah, 2 acres of Mourvedre, and 2 acres of Viognier. Additionally, the estate features a small winery building
that could be re-bonded into a tasting room. With the potential for subdivision, the new owner could build up to four homes, offering flexibility for
future development or personalization. Madison Cellars Vineyards offers lucrative income opportunities, generating substantial income through a short-term vacation rental. The main residence serves as a short-term rental, boasting estimated earnings from $10,000 to $20,000 per month. Additionally, the 2-bedroom, 1-bath mobile home offers an additional revenue stream with rent at $900 per month. The estate is well-equipped with a robust irrigation system delivering over 500 gallons per minute consistently for two decades. To meet all operational needs, the property is serviced with both 3-phase and 2-phase power sources. This exceptional vineyard estate is not just a home but a luxurious lifestyle investment in one of California's most sought-after wine regions. Madison Cellars Vineyards invites discerning buyers to embrace the epitome of viticulture and the opportunity to own a piece of Paso Robles' wine legacy.

"My neighborhood is safe, neighbors are friendly. I have lived here only one year and couldn't be happier with Paso Robles as a community. We enjoy all the activities that the city offers, and have appreciated the overall friendly atmosphere. We found a church that offers a great support. "
  • Mollysdow
"Summer Concerts in the Park; Holiday parade and Vine Street showcase; Halloween downtown; California Midstate Fair"
  • Alison G.
"Living off a dirt road has it's Challenges but I wouldn't trade it for the world. Beats the concrete jungle I came from in Orange County."

"My family lives here. It is really a great place! I feel at home here and the locals are very friendly."

"As a new full-time resident the schools have been outstanding so far at Pifer and Lewis. Single high school in town is a plus. Growth is imminent however. "
  • Amber S.
"I've lived here for a year now. generally the people are friendly and speak when you see them out on a walk. people take pride in their yard and surrounding so that makes the neighborhood attractive. the neighborhood is usually quiet in the evening and relatively safe."
  • Thb1985
"Generally speaking, dogs are frowned upon and often disguised as cats in some neighborhoods on the east side of town where they enforce the rule."
  • Dena S.
"We have ample transportation here in this neighborhood especially the local Paso express and the Arta bus!!"
  • aGregg
"No dogs are allowed in the park except your dog. If it's your dog, it's fine. They should be kept on leash if necessary and always closely watched and cleaned up after them. Pro Tips: if your dog is not comfortable around children or other dogs, keep them on leash. The signs really say no dogs but it's not enforced and everyone clearly likes it that way."
  • Tracyskarma
"Everybody is very friendly and they look out for each other.. Nice parks nearby and also a excellent Mexican food & margarita restaurant."
  • Kai M. .
"It’s homey, peaceful some might say a perfect little place to raise a family. The weather is nice and warm, and it’s close to the beach. "

"Great town. I feel safe here. Low crime rate. Community police officers help with disputes. People are friendly. Great school District."

"The schools have gotten better through the years but they still rate behind Templeton. The best elementary is Kermit King & Georgia Brown, Lewis for middle school. "
  • Drew A. L. C.
"Nice, quiet community. We trust our neighbors and there is no crime. This is the cheapest place to live in Paso Robles, with an acre of land."
  • Khldoc
"Close knit safe friendly place to live.Living on the cul-de-sac makes it seem like a tiny neighborhood. Very quiet."
  • Dennis B.
"Villa Verde is quiet and beautiful. Construction of home is high end, with solid core doors, etc. People get along, and pride of ownership is apparent on all properties."
  • Ironpile
"we are a tight knit community who sticks together. There are numerous wine events, and concerts in the park. "
  • Tarap
"People walk their dogs all the time. Many clean up after their dogs, but not as much in neighborhoods with elderly people. Paso is a very dog friendly town."
  • Drew And Lisa Cook
"Good sense of community. Dirt road gets messy in winter, but neigbors do a good job of scraping it. Dead end allows lots of privacy."
