Note that a washer and dryer are present on the property but are not included in the lease. Tenants may use them but owner is not responsible for any repairs/maintenance.

Landscaping is included in the base rent and we plan to continue improving the yard. Very convenient location, close access to 4500 South bus stops and freeway access. Plenty of parking, including covered parking. Owner works in nearby dental office and can easily stop by if there are any needs.

12 to 24 month renewable lease. No smoking anywhere on property. Tenant is responsible for gas and electric. All other utilities are in owner's name and tenant pays $100 monthly utility fee. Up to two pets are allowed, with a $500 nonrefundable fee and $25 per pet monthly pet rent. Tenants are responsible for standard maintenance of the HVAC system (changing filters) and included appliances.
