Welcome home to 452 Chestnut Drive in Berea! A cozy ranch near shopping, freeway access, Southwest General Health Center, 30 mins to downtown, the Metroparks and the airport, yet situated far enough to be in a quiet development.

This home offers 3 bdrms, 1 full bath, a galley kitchen, laundry, dining area, a living and family room. Central air conditioning throughout. The addition has its own air and heating unit. There is plenty of space in the 1.5 car garage to store items as well as a partially fenced in yard. A cement pad off the family room offers a place for a patio set to enjoy the outside.

Newer painted walls, ceilings, closets etc. Newer carpeting was added in the bdrms and newer luxury vinyl planking was installed in the living, dining and hall areas. Tile is in the kitchen, laundry and bath. The kitchen is being updated with a dishwasher being added. Other appliances (refrigerator/stove/washer and dryer) are present for use.

Tenant is responsible for a security deposit of $1750 and first month rent of $1750 prior to moving in. Two pets allowed. Pets need to be current on vaccinations/rabies as well as within the Berea city and tenant home insurance allowable breeds. Renter's insurance is mandatory . All utilities (gas/electric/water/sewer), yard maintenance, weeding, cutting grass and snow removal are sole responsibility of tenant.

Applications will now be accepted. Please, be mindful of the rental criteria prior to applying. The fee to apply is non-refundable and does not guarantee an application is accepted. Note this is not a section 8 property.

-First month rent $1750 and security deposit $1750 due prior to move in.
-Rent to be paid by the 1st of each month.
-Payment can be made through Zillow, Venmo or via check.
- Any damages by pets will be responsibility of tenant to cover all repair costs and also may be deducted from security deposit upon lease end if repairs have not been completed prior.
-One year lease term first year and then month to month after this.
-Pets allowed per city and insurance guidelines. 2 pets allowed.
-Absolutely NO smoking or recreational drug use in or near property
-Tenant responsible for all utilities (water/sewer/gas/electric).
-Tenant responsible for yard maintenance (grass cutting/weed control/snow removal/clean up after pets)
-Only those signed on lease can reside in the house. Adults 18+ of age will each need to fill application out via Zillow.

There will be a lease agreement to review with additional details (landlord and tenant to sign) prior to moving in.
