= There is a $35 application fee, which must be paid before your application will be processed.
= Fees are only charged when we begin processing your application see below for additional details.

BASIC CONTRACT INFO:
= Leases are for 12 months, with the option to renew or sell. Shorter contracts are not available.
= 2017-2018 contracts start on 31 Aug 2017 thru 18 Aug 2018. Early move-in is available with a $200 fee and notification before the deadline - TBD.
= Security deposits are the same as one month of rent plus $100.
= Contracts are apartment & bedroom specific - and also bed specific, if a shared contract.
= Tenants pay ALL utilities and is in addition to rent.
= All units are wired for Google Fiber and the basic service is free. Upgraded services and account sign-up are the responsibilities of the tenant.
= Renters insurance, or coverage under a parent's homeowner policy, is required and proof of coverage will be required for key pickup.
= Parents may submit an application for their son or daughter, but the tenant must sign the lease.
= Contracts will be voided if the lease is not signed, or the security deposit is not paid, by the designated due dates listed on the lease. We sign leases electronically and payments can be made through a tenant's online account or over the phone. Payment with a card will incur a convenience fee.

RENTAL CRITERIA:
= Applicants must provide proof of ability to pay rent with either employment, savings, financial aid, or a guarantor.
= Applicant must pass a background check.
= Guarantors must submit their own application and pay the application fee, in order to run a credit check, and will be required to sign a guarantor form. Please state in the application that you are a guarantor & the name of the applicant.

APPLICATION INSTRUCTIONS:
= All applications are processed on a FIRST COME FIRST SERVED BASIS.
= If you are applying with friends, all names of the group must be in each application.
= Applications are processed one at a time, in the order received. Where there are multiple applications for one contract, application fees are not charged unless we actually start processing that particular application, and only after we confirm with the applicant next in line that we are authorized to move forward.
= Due to the high volume of inquiries and questions right now, and to provide the best customer service to everyone, ALL communication about contracts & applications will be handled through email. *No calls or texts will be answered if the questions concern contracts or applications - NO EXCEPTIONS.
= If additional information is needed for your application, we will email you, and you will have 24 hours to respond or we will move on to the next applicant for that spot. This includes application fees requests.
= Due to the busy signing season it could take up to 2 weeks to process your application all the way through to a contract being sent. Calling, texting, or stopping by the office, will not speed up the process. Please take this into account as you consider your housing needs.

Now, there’s a traffic jam on almost every street at least once a day. Crime has gone up. It’s noisy.
