1. Lease Term:

The lease term shall be for one (1) year. At the end of the lease term, the lease may be renewed for additional one-year increments, subject to mutual agreement between the Landlord and Tenant(s).

Rent:

The monthly rent is $2450, payable in advance on the 1st day of each month.

Rent payments shall be made via [Specified Payment Method: e.g., bank transfer, check, etc.] and delivered to [Specify Payment Address or Instructions].

A late fee of $50 will be charged if rent is not received by the 5th day of the month.

3. Security Deposit:

A security deposit of $2,450 is required prior to move-in.

The security deposit will be held in accordance with New York State law and returned within 14 days after the lease ends, minus any deductions for damages or unpaid rent.

4. Utilities:

Tenant(s) are responsible for paying electricity, and internet/cable.

Landlord will cover water and sewer costs.

5. Maintenance and Repairs:

Tenant(s) must promptly notify the Landlord of any maintenance issues or necessary repairs.

Tenant(s) are responsible for minor maintenance (e.g., replacing light bulbs) and keeping the apartment clean and in good condition.

Landlord will handle major repairs and ensure the property complies with all housing codes.

6. Subletting and Occupancy:

Subletting or assigning the lease is not permitted without prior written consent from the Landlord.

Only the Tenant(s) listed on the lease and their immediate family members may occupy the apartment.

7. Pets:

Pets are not allowed.

8. Termination of Lease:

Tenant(s) may terminate the lease at the end of the one-year term with 30 days' written notice.

Early termination before the end of the lease term will result in a penalty of two months' rent, unless otherwise agreed upon by the Landlord.

9. Renewal:

The Landlord will provide written notice of lease renewal terms 60 days before the lease expires.

Tenant(s) must confirm their intention to renew or vacate within 30 days of receiving the renewal notice.

10. House Rules:

Quiet hours are from 10:00 PM to 7:00 AM.

Smoking is prohibited inside and on property.

Tenant(s) must comply with all building rules and regulations.
