## Tenant Qualification and Property Maintenance Requirements

1. Lease Term

This Lease shall be for a fixed term of **two (2) years / twenty-four (24) months**.

2. Minimum Tenant Qualification Requirements

As a condition of approval and continued tenancy, Tenant must meet the following minimum requirements:

**a. Credit Score Requirement**
Tenant must have a **minimum credit score of 630 or above** at the time of application and lease approval.

**b. Income Requirement**
Tenant must provide satisfactory proof of verifiable gross income of at least
5,000.00 per month**. Acceptable proof of income may include pay stubs, bank statements, employment verification, tax returns, or other documentation requested by Landlord.

3. Tenant's Duty to Maintain Property

Tenant agrees to keep, preserve, and maintain the Premises in a clean, safe, sanitary, and well-kept condition at all times, in the same manner as a prudent owner would maintain his or her own personal residence, ordinary wear and tear excepted.

Tenant's maintenance responsibilities shall include both the **interior and exterior** of the Premises, including but not limited to the following:

Interior Maintenance

Tenant shall:

* Keep the Premises clean, sanitary, and free of trash, debris, odors, and unsanitary conditions;
* Maintain floors, walls, bathrooms, kitchen areas, appliances, fixtures, and all interior spaces in good order and condition;
* Promptly report leaks, plumbing issues, electrical issues, mold, water intrusion, or any damage requiring repair;
* Prevent damage caused by negligence, misuse, abuse, or lack of reasonable care.

Exterior Maintenance

Tenant shall:

* Keep the yard, lawn, landscaping, driveway, walkways, porch, patio, and exterior areas neat and properly maintained;
* Regularly remove trash, debris, weeds, and any accumulation of materials from the exterior of the property;
* Keep the property in a presentable condition consistent with a well-maintained residential home;
* Ensure that no nuisance, unsafe condition, or code-violation condition is created or allowed to exist on the property.

4. Gutter Cleaning Requirement

Tenant shall be responsible for keeping the **gutters reasonably clear and free from leaves, debris, blockages, and overflow-causing buildup
and shall take reasonable steps to maintain proper drainage around the property during the lease term, unless otherwise prohibited by safety concerns or unless Landlord elects in writing to retain responsibility for such work.

5. Failure to Maintain Property

Failure by Tenant to maintain the interior or exterior of the Premises, including failure to keep the gutters clear, shall constitute a **default under the Lease** if not corrected after written notice and opportunity to cure as required under the Lease and applicable law. Landlord may, to the extent permitted by law, perform necessary maintenance or corrective work and charge the reasonable cost to Tenant if Tenant fails to do so.
