- Renter needs to provide applications for all residents.
- Only small pets are allowed. $500 one time non-refundable pet deposit per pet.
- Complete adherence to HOA rules required. (Quiet hours, removing trash cans on the street right after garbage collection every week, off street parking etc.)
- Renter will pay any penalties dictated by HOA (if applicable during their stay)
- Must have good rental and credit history.
- No smoking and no marijuana.
- Renters must have renter insurance and cover damages due to negligence by the renter.
- 12-month minimum lease. Long term tenants preferred.

I fear it will take a fatal accident before they take action. Kirkland police seem to take traffic issues more seriously. "
