Smoking:
No smoking permitted on the property.

Pet Policy:
- Pets are permitted with prior written approval from the Landlord.
- A maximum of one dog and one cat are allowed.
- A non-refundable pet fee of $500 is required prior to move-in.
- Monthly pet rent of $50 per pet will be added to the monthly rent.
- All pets must be spayed or neutered and up to date on vaccinations.
- Pets must not create excessive noise, odors, or disturbances.
- Tenant is responsible for all damage caused by pets, including but not limited to flooring, landscaping, doors, and fixtures. (Pet-related damages are not considered normal wear and tear and may be deducted from the security deposit.)
- Pets must comply with all local laws and licensing requirements.
- Landlord reserves the right to revoke pet permission if the pet becomes a nuisance or safety concern.

HOA:
Tenant agrees to comply with all HOA rules and regulations.
