Final lease signing must include a list of all occupants who will be living in the home and will not allow new tenants to move in without approval of a new lease by the property owner and subject to denial. No sex offenders allowed.

Minimum of 680 credit score required. Additional rental references required. One year of verifiable income at 3x monthly rent is required for application acceptance and subject to multiple forms of proof of documents. Three years of verifiable employment history and residence rental history required documentation for application acceptance. Additionally, for any applicants claiming as self-employed, must prove three years of verifiable income. Maximum occupancy is following federal guidelines.

No extra storage units allowed on property and homeowners association does not allow RVs, trailers, or other recreational vehicles on the street. Attic storage is locked and only for property owner use.

Deposit is equivalent to one month rent plus $300 EV charger deposit and not negotiable / removable. Car charger cannot be made publicly available on charging networks for resale of charging, and strictly only for resident use. Additional $250 pet deposit for up to two cats required, and additional $40 per month pet rent for maximum of two cats.

First month rent and deposit due at signing and then on the 1st of the month thereafter. Rent due monthly and no later than the 5th, or $75 late fee applies. Renters insurance required and subject to annual verification. Final lease agreement will only be sent and approved after all requirements / documentations are met.
