2. Rent: The monthly rent is $3100, payable on the 1st of each month (or agreed date). Rent payments should be made via Zelle, electronic transfer or check.

3. Security Deposit: A security deposit of $3100 is required prior to move-in. The deposit will be refunded at the end of the lease term, subject to the terms outlined in the lease agreement.

4. Smoking Policy: Smoking is strictly prohibited inside the townhome. Smoking is only permitted in designated outdoor areas.

5. Parking: Two designated parking spot is provided with the lease (one in garage and second in driveway). Additional parking is available in designated visitor spots and also a lot of the street parking available. Tenant is responsible for complying with all community parking regulations.

6. Maintenance Responsibilities: Tenant is responsible for routine maintenance tasks, including but not limited to: changing HVAC filters, maintaining cleanliness of the property, and managing minor repairs. The landlord will be responsible for major repairs and maintenance. Tenants must report any maintenance issues promptly.

8. Utilities: Tenant is responsible for paying all utilities, including electricity, water, gas, and internet, unless otherwise specified in the lease agreement.

9. Insurance: Tenant is encouraged to obtain renter's insurance to cover personal belongings and liability.

10. Alterations: No alterations or modifications to the property are allowed without prior written consent from the landlord.
