We are the owners of this wonderful home in Wallingford where we raised our daughter. We still live in the area, but rent out both parts of the duplex; this is most of the house, a total of 1300 sq. ft.. There is great soundproofing between this and the upstairs 1 BR unit. We are looking for tenants who will treat it like their home. You will work directly with us no property management company to deal with.

House is on a corner lot with very small front and side yard (no backyard). Fabulous fig tree with the best figs! Easy access to UW, I-5, Burke Gilman, Dick's, grocery and restaurants. Driveway parking for 1 car and easy street parking. Just mile walk to light rail.

This was our home we lived in for many years and love it dearly!

The current tenants can move to as early as April 1, if needed.

After the virtual tour if you are still interested our procedure will be:

2. Submit application (each applicant)
3. Run credit check (each applicant)
4. Tenancy offered to first applicant that meet criteria
5. Sign Deposit to Secure Occupancy
6. Sign Lease

You must come to the 3/8/26 Open House at your scheduled time to receive an application, and we cannot schedule times outside of the Open House. We will contact the first applicant who meets our criteria to process a credit and background check (there is a $44 fee per person for credit/background check).

Rent: $2900 + utilities. Available May 1, 2026 (earlier lease start possible). 1 year lease. No smokers, please. Pet upon approval with an additional pet security deposit. First month's & last month's rent and 1 month security deposit.

Screening criteria:
* Employment history: most recent paystub and reference (or last 3 months bank statements and last 2 years taxes). For new jobs you must also provide your offer letter.
* 3:1 income:rent ratio
* 40% debt:income ratio
* Favorable credit history free of negative credit issues which may indicate the applicant has a pattern of failure to timely pay financial obligations.
* Favorable references from minimum of last 24 months housing providers (demonstrate a pattern of meeting rental/mortgage obligations, leaving prior properties in good condition and not having a pattern of complaints from neighbors).
* We perform an individualized assessment of any adult on a county, state, or national sex offender registry to determine whether a business reason exists to deny tenancy. We consider the nature and severity of the offense, the number and type of convictions, the time that has elapsed since the conviction, your age at the time of conviction, evidence of good tenant history before and after conviction,any additional information showing rehabilitation, good conduct, or other factors that you would like us to consider.
