End of the road country living at its best! 3bd/2ba home with quartz counters, wood burning stove, wood and tile floors, updated lighting, freshly painted, 30x30 fenced in garden, raspberries, strawberries, rhubarb, established perennial flower beds and a sprinkler system.
Included is a homemade pole barn that provides storage on each side and one stall with additional space to store hay etc. The barn is rough but stays dry all winter. It has electricity and a frost-free pump for easy animal watering. Small quansit used for a woodshed and wood splitter. We keep it supplied with items needed for a small homestead such as pitch forks, shovels, roof shovel, pipe cleaner for the stove, hoses, wheelbarrow etc.
Included with the rental is a portion of the property, all fully fenced areas which is approximately 3 acres.
30 minutes to Sandpoint or CDA makes for an easy commute on the 95. Super One/Ace Hardware only 3 miles up the road. Athol is a quaint little community with several little dining places worth checking out.
**There is no internet for working from home. We love to binge stream and a Wi-Fi box works great for this and cost us $24/mo. Cell service is great.
Tenant responsible for all utilities which include electric, propane. Propane runs roughly $400 year, much cheaper than gas. Propane tank will be filled upon renting and tenant will be responsible for filling when they vacate. There is a nice little pile of wood to get you started, NO trees will be cut down for firewood, on private shared well and septic. The well is on our neighbor's property so you will not need to mess with it. Washer/dryer included. No garbage service. There are two free garbage depots within 10 miles. No snow plowing so you'll be responsible for maintaining your portion of the driveway/parking area for the home.

No smoking or vaping inside, period. PLENTY of parking, so please do not park on the lawn.
We are open to dogs on a case-by-case basis, as well as chickens, ducks, geese and goats. NO cats, ferrets or pigs. Must have written consent. An extra $30/per dog per/month fee and $250 pet deposit will be required.
Private sewage and well so no fees there. Well water is EXCELLENT, filtered but not treated w/chlorine etc. Tenants pays electricity and propane. Propane tank will be filled for you upon renting and will be filled by you when property is vacated. Carpets in the 3 bedrooms have been professionally cleaned and will be professionally cleaned upon your move out. Cost of professional carpet cleaning will come out of the security deposit, roughly $185.
The property is full of mature trees and windstorms do happen. Any downed trees the tenant agrees to notify the landlord of immediately and send pictures upon request. NO trees are to be cut down without written consent or a $500 fee will apply per tree.
Any repair issues the tenant agrees to notify the landlord of within 5 days including but not limited to holes in the walls, appliance issues, wood burning stove issues etc.
No chemicals are to be used in the garden, strawberries or raspberries bushes. These have been maintained organically and are chemical free. Any pest issues the tenant should notify the landlord of and we will work together to find the appropriate solution.
All roads to the driveway are maintained by the city and plowed very well throughout the winter. We have a shared driveway which the neighbor maintains the shared portion of, but you will be responsible for maintaining the private drive to the house and the parking area for yourself.
The pole barn was made by the previous owner and while we have not put any money into it, we have housed goats, ducks and chickens throughout the winter in it and they all stayed dry. Again, while we welcome some animals prior consent must be obtained.
Rent is $2,100, security deposit is $2,100. Total move-in is $4,200. There is a pet deposit if applicable.
