Pet damage to house, doors, carpet will be paid for by pet owner. This will include costs to eradicate smells or odors by pet.
One outdoor pet is allowed if the pet stays outside. Aggressive dogs will not be permitted. Pet deposit is $350.00

One year residential lease form furnished by landlord will be completed and signed by landlord and tenant
The tenant(renter) shall be responsible for all utilities and care and mowing of lawn.
Only automobiles and pickups can be parked at premises. Non driveable and Non functional vehicles can not be kept at residence.
The Landlord shall be able to make inspection, or repairs or show property for rental or sale with 24 hour notice to renter.
Renter shall be responsible for light maintenance including replacing of light bulbs, turning off water if there is a water leak, batteries in smoke detectors.
Renter shall be responsible to keep yard and outdoors mowed and in clean condition. Indoors shall be kept clean.
Renter will be responsible to furnish a refrigerator, washer and dryer. Dryer may be gas or electric.
The air conditioning and heating is maintained by the landlord with inspections, maintenance and filter replacement.
Repairs, alterations, painting can not be done without the permission of landlord.
Renter must provide his/her own rental insurance to provide protection against losses to renter property from fire, theft, liability.
Property can not be subleased to another person.
Growing of plants, manufacturing of drugs, or chemical mixing of drugs is not allowed for private use or sale.
Lock can not be re-keyed without permission of Landlord. If lock re-keying is permitted, two sets of keys shall be furnished to Landlord by renter.
