1. Property Use (Residential Only)

The property shall be used solely as a private residence. No business operations, client visits, short-term rentals (Airbnb/VRBO), or income-generating activities are permitted.

2. Smoking Policy

This is a strictly non-smoking property. Smoking or vaping of any substance is prohibited inside the home, garage, and anywhere on the premises. Violations constitute a material breach of the lease and may result in lease termination and remediation costs deducted from the security deposit.

3. Pets

No pets permitted. Unauthorized animals constitute a lease violation and may result in immediate lease termination, removal costs, and damage remediation.

4. Background & Screening

All occupants 18 years or older must complete a credit, criminal background, and rental history screening. Screening fees are the responsibility of the applicant and are non-refundable. Applicants must have a minimum credit score or 700. Credit will be verified as part of the application process.

5. Utilities

Tenant is responsible for all utilities.

Tenant-paid utilities include:
- Electricity
- Gas
- Water & sewer
- Trash & recycling

6. Internet & TV (Included)

A 1Gb fiber internet connection and TV service are included in the monthly rent. Tenant agrees to reasonable use and may not alter, transfer, resell, or downgrade the service.

7. Yard Maintenance

Tenant is responsible for routine yard care, including mowing, edging, watering, and general upkeep, unless otherwise specified in writing.

8. HOA Compliance

Tenant agrees to comply with all Homeowners Association (HOA) rules, covenants, and community standards. Any fines, penalties, or violations resulting from tenant actions are the tenant's responsibility.

9. General Maintenance & Care

Tenant shall maintain the property in clean, safe, and good condition, including:
- Promptly reporting maintenance issues
- Preventing damage beyond normal wear and tear

Air Filter Maintenance (included)
Owner will replace HVAC air filters every 3 months and will coordinate reasonable access to the property with the tenant for this purpose.

No alterations or improvements may be made without prior written consent from Landlord.

10. Renters Insurance Requirement

Tenant is required to maintain renters insurance with:
- Minimum $100,000 personal liability coverage
- Coverage for personal property
- Landlord listed as Additional Interested Party

Proof of insurance must be provided prior to move-in and upon renewal.

11. Security Deposit

A security deposit of $2,400 USD is required prior to move-in. The deposit will be held and administered in accordance with Texas Property Code and may be used for unpaid rent, damages beyond normal wear and tear, excessive cleaning, HOA fines, or lease violations.

Any remaining balance will be returned within the timeframe required by Texas law after move-out.

12. Late Fees

Rent is due on the 1st day of each month.

If rent is not received by 11:59 PM on the 3rd day after the due date, late fees will apply as follows:
- Initial late fee: 10% of monthly rent
- Daily late fee: $10 per day thereafter

Late fees shall not exceed limits permitted under Texas Property Code 92.019 and are considered additional rent.

13. Early Termination Clause

Tenant may terminate the lease early under the following conditions:
- Minimum notice: 60 days written notice
- Early termination fee: Equal to 2 months' rent
- Tenant remains responsible for rent through the termination date
- Property must be returned in full move-out condition

Landlord reserves the right to re-market the property upon notice. Any rent collected from a replacement tenant after termination will be credited as required by Texas law.

14. Move-Out Cleaning Standard

Upon move-out, the property must be returned in professionally clean condition, including:
- Deep cleaning of kitchen and bathrooms
- Floors cleaned and carpets professionally cleaned (receipt required)
- Appliances cleaned inside and out
- All trash and personal items removed

Failure to meet this standard will result in cleaning costs deducted from the security deposit.

15. Occupancy Limits

Maximum occupancy is based on a single family. Only individuals listed on the lease may reside in the property. Guests staying longer than 14 consecutive days require written landlord approval.

16. HOA Document Acknowledgment

Tenant acknowledges receipt of all applicable HOA documents and agrees to comply with:
- Community rules and regulations
- Parking and noise policies
- Trash, exterior appearance, and common-area requirements

Any HOA violations or fines attributable to the tenant shall be the tenant's responsibility.
