Utility Non-Disconnection: Tenant agrees never to allow essential utilities (especially electricity and water) to lapse, as uninterrupted power and water are required to protect pool filtration systems, plumbing, and landscaping.

Strict Pet Policy (No Dogs or Cats)

No Dogs or Cats Allowed: Dogs and cats of any size, breed, or age (including visiting, temporary, or pet-sitting animals) are strictly prohibited on the premises, indoors or outdoors in the yard and pool area.

Violation Penalty: Any unauthorized dog or cat found on the property constitutes an immediate material lease violation, incurring an unauthorized animal fee of $500, mandatory immediate removal, and potential eviction proceedings.

Strict No-Smoking Policy

100% Smoke-Free Property: Smoking, vaping, and e-cigarette use of any kind are strictly prohibited indoors, including the garage, covered patio, and screened pool enclosure.

Any smoke odor, residue, or duct contamination detected at move-out will require professional remediation at the tenant's expense, deducted from the deposit.

Quiet Enjoyment & Neighborhood Noise Standards

Tenants and guests must observe neighborhood quiet hours (10:00 PM to 7:00 AM).

Tenant Maintenance Responsibilities

1. Landscaping, Lawn & Shrub Upkeep

Lawn & Beds: Tenant is responsible for regular mowing, edging, weed control, and keeping all landscape beds clean and neat.

Bushes & Shrubs (Tenant Responsibility): Tenant is strictly responsible for routinely trimming, pruning, shaping, and manicuring all bushes, hedges, and shrubs around the entire perimeter of the home, keeping them neat, healthy, and cut back from exterior walls, siding, windows, and walkways.

Irrigation: Routine yard irrigation must be maintained in compliance with local watering schedules.

Trees (Landlord Responsibility): Landlord handles major tree pruning, canopy thinning, and large limb removal. Tenants must not cut tree branches or attach swings, ropes, or hammocks to mature trees.

2. Plumbing & Drain Maintenance

Landlord delivers all plumbing fixtures and drain lines fully clear and operable at move-in.

Tenant Cost for Clogs: Tenant is fully responsible for the entire cost of unclogging drains, toilets, disposals, or waste lines caused by tenant use or misuse (e.g., hair accumulation, grease/fats, food misuse, foreign objects, flushable wipes, or hygiene products).

3. HVAC & Air Filter Replacement

Tenant is required to replace all central A/C and furnace air filters every 3 months (at Tenant's expense) using correctly sized filters.

4. Swimming Pool Daily Care

Landlord provides weekly professional chemical and mechanical maintenance.

Tenant is responsible for daily leaf skimming, emptying skimmer baskets between service visits, keeping safety gates secured at all times, and topping off pool water via garden hose when levels drop.
