This upper floor unit is a fourplex in a small, 6-unit community of 1bd/1ba+office homes, with many long-term, quiet, over 35y/o busy professionals. (The average age in our neighborhood is ~45, so it is very quiet.) This apartment is the only 2bd in the complex. It is located on Capitol St, between the beautiful Capitol Stairs and City Gov offices on Santa Clara St., overlooking downtown. This unit has original vintage tile, hardwood floors, and lovely light from large South and East facing windows overlooking both the flower filled patio and downtown. In the last four years the landlords have replaced all the windows, re-roofed with extra insulation, replaced gas heaters, and installed a new Silestone countertops.

This is a really nice block, with low through traffic due to being blocked by the Capitol Stairs to the East and a dead end at Santa Clara St (and a great group of neighbors). Our block is TIGHT w/r/t neighbors who like and look out for each other. We've been here a long time and love the safe (low crime) and friendly environment.

The location can't be beat, since it is walkable to main bus station, Ferry to SF, farmers market, the waterfront, and a growing arts and restaurant scene, while being on a quiet low density street. There are many activities and festivals on the waterfront throughout the year, Provisions Restaurant has salsa dance parties a block away, The Empress Theatre has the best cover bands, and Moschetti Cafe has the best coffee. All are within a few blocks!

The landlords are attentive and live in Napa, so are 20 mins away in the rare event we need help. All dog breeds are allowed and we actively look for responsible dog owners to join our community. We currently have a tiny pit bull, a Shepherd, and a mastiff mix as residents. (All dogs are walked multiple times daily and are not "yappy". There is no yard and dogs are not allowed off leash in the shared back patio.) Dogs in our community are highly managed and we always expect good behavior!

Pets Policy: No cats. (Cat dander is active for 7 years and landlord is deathly allergic.) All dog breeds/sizes are OK, but must be met by the owner prior to lease signing. Please be aware that the owner does rent to people with Pit Bulls, Mastiffs, Rotties, and other breeds facing discrimination. Please have excellent dog management skills. Unfortunately this unit is not recommended for older dogs due to the stairs.
Large onsite storage locker is available for $75/mo and a locked bike room is available for often used sports equipment.

My only issue with this area is there are quite a few drug dealers and users that will harass you if you take your dog to said field. Really the next option is going to Curtola (5 minute drive, 30 minute walk). So, hopefully you have a car so you can find a dog park that is a 20 minute drive away. "
