Utilities needed: City of Phx water, SRP electric, and SW Gas (for water heater) for utilities. Tenant is responsible for yard maintenance, preferably paying the $95 fee for lawn service every 2 weeks, an option for tenant to do it themselves with own equipment.

Owner pays for flood irrigation thru SRP including the neighborhood irrigator services. If you're not familiar, the flood method allows deep water (both yards are filled 3-4" deep) and soaks into the soil, creating strong root systems for trees and landscaping. Water is typically available every 14 days in the summer and approximately once a month during fall and spring.

Southwest Human Development makes its home here supporting early childhood for much of Maricopa County. There’s no shortage of businesses around here. This area borders the more well to do Arcadia and Biltmore neighborhoods as well as the more decidedly homeless and drugee scene that runs South of Thomas Rd. It’s a typical Phoenix neighborhood otherwise."

Also, at times there are coyotes about. Most of the time they run. Away from people, but I imagine owners with small dogs might feel a bit nervous to see one. "
