Description

Move-in ready with fresh paint, new carpet, and a welcoming midtown neighborhood!

- Security Deposit
Tenant shall pay a security deposit prior to occupancy. The deposit will be returned within 30 days of lease termination, minus any lawful deductions for repairs or unpaid.

- Rent
Tenant agrees to pay a monthly rent on the 1st day of each month. Payment shall be made to the Landlord at the above address (or to an alternate address designated by the Landlord) by cash, check, or electronic payment.

- Late Fees
If rent is not received by the Landlord within five (5) days of the due date, a late fee of $50.00 shall be incurred. The late fee shall be due immediately and considered additional rent.

- Utilities
Tenant shall be responsible for payment of the following utilities:
Electric
Water/Sewer
Trash
Gas
Internet/Cable
Unless otherwise stated in writing, all utilities are the responsibility of the Tenant.

- Maintenance and Repairs
Tenant agrees to keep the Premises clean and in good condition. Tenant shall promptly notify Landlord of any damage or needed repairs. Landlord is responsible for major repairs not caused by Tenant's negligence.

- Pets
No pets shall be allowed on the Premises at any time without prior written consent of the Landlord. Violation of this clause may be grounds for immediate termination of this Agreement and forfeiture of the security deposit.

- Application Screening
Tenant agrees to submit to a credit check and a background check as part of the application process. Approval of tenancy is contingent upon satisfactory results from these screenings.

- Smoking Policy
Smoking is strictly prohibited inside the home, garage, or carport. Smoking is only permitted outside the Premises. All smoking waste (e.g., cigarette butts, ashes) must be disposed of properly. Violation of this policy may result in immediate termination of the lease and forfeiture of the security deposit.

- Lawn Care and Outdoor Maintenance
Tenant shall be responsible for all lawn care and outdoor maintenance throughout the term of this lease. This includes mowing the lawn, trimming hedges, raking leaves, removing weeds, and keeping all exterior areas neat and clean. Neglect of lawn care may result in a written warning, followed by a service fee or deduction from the security deposit if unresolved.

- Right of Entry
Landlord may enter the Premises for inspection, maintenance, or emergencies with at least 24 hours' notice, except in cases of emergency.

- Termination
For fixed-term leases, early termination terms must be agreed upon in writing. Tenant must provide 30 days' written notice prior to the lease end date if not renewing.

- Governing Law
This Agreement shall be governed by the laws of the State of Tennessee.
