About this House

LOCATION, QUITE, SECLUSION, single wide mobile home 1120s/f on private property overlooking private pond (no fishing allowed). IMPORTANT. THIS IS A 55+ YEAR OLD COMMUNITY, YOU MUST BE 55+ YEARS OLD AND A SINGLE OCCUPANT. Owners live on site.

We are renting a single wide mobile home, 30 years old, with recent renovations of both bathrooms, kitchen cabinets, carpet in master, appliances, including washer/dryer in the unit.

The AC/Heater is less than 3 years old, and no city services, which means no water/sewer bill. We are on well and septic. Utilities responsibility of tenant will be electric, internet/cable if desired, and you are responsible for hauling your garbage (the city convenience center its located within a 5 minute drive- no burning allowed).

Bedroom sizes are

1). Master 10'10" x 12'10''
2). Guest Room - 12'11" x 8'7"
3). Office/Craft room - 7'7" x 7'5"

The perfect tenant is a very quiet, mature person, looking for a safe, secluded, yet located near amenities. We have a 15 acre wooded property surrounding a private pond, country living setting, yet you are less than 3 miles from a Lowe's grocery, 4 miles from a Publix/Food Lion. All medical, postal, restaurants, all within less than a 5 minute drive, and you can be downtown Raleigh in 20 minutes.

Our last tenant was a widowed 71 year old retired lady, working part time, who occupied the unit for 2 years.

No parties, no overnight guests, no smoking, no drugs. Monthly rent is $900 and a deposit of $900 required for move in.

1). Lease terms is one year minimum. If early termination if needed, we understand things in life happen. A penalty will be due of 50% of the total rental months left in the lease. Ex. Need to move out with 4 months left in the lease. Total due upon move out will be $1800 ($900 month rent x 4 months X 50%). Rent due on 1st of each month. Payment after 5th day of the month will carry a $50 late charge fee.
2). Tenant is responsible for only electric, internet/cable is desired, and haul away personal trash. No burning of trash is allowed on the premises.
3). No overnight guests are allowed.
4). Maximum of 2 vehicles allowed. No RVs, no motorcycles, no broken down vehicles, no boats.
5). Tenant will agree to standard screenings; credit reports, income verification, and background checks.
6). Pets - only cat(s) allowed with a maximum of 2 cats.
7). Parking on premises.
8). Pet move in fee of $100 per pet, non refundable.
9) Lease automatically renewable on a month to month basis.
