About this House

This is a 3 bedroom house with a one car detached garage and a full unfinished basement. The resident pays all utilities. We are pet friendly but due to insurance issues there are some breeds we are unable to accept. We add $50 to the rent for the first pet $25 for the second and any additional will need to be determined based on the specifics of the situation.

The application fee is $55 per adult to be living in the property. Applicants are processed in a first come first run order and the first applicant to pass the check is offered the property. An escrow payment of one month's rent is due within 24 hours of being offered the property to reserve your place or we will move on to run the next applicant. A fully executed lease must be completed within 7 days of offering the property. Rent starts immediately regardless of when you intend to move in. The escrow is nonrefundable if you back out but becomes your deposit upon activation of the lease. We require the first month's rent and deposit to move in, Last month's rent must be paid upfront or on a payment plan over the first 6 months of the lease. Last month's rent is to be used when you give a 30-day notice of intent to move after the initial lease is completed. Once your lease is up we do not require a new lease as we will allow you to continue on a month-to-month basis.

Tenant Selection Criteria

1. DISCRIMINATION: We do not discriminate on the basis of race, color, national origin, religion, sex, handicap, age, familial status or sexual preference or any other protected class.
2. INCOME:
a. The monthly rent cannot exceed 1/3 of the tenant s monthly household total disposable income.
b. Applicants must prove income via current pay stubs from a local company or equivalent for 1 continuous year, 6 months at current employer.
c. The income must be verified.
d. Unstable and seasonal work will require 2 years of tax returns to document income.
e. Government payments require copy of benefits letter.
3. RENTAL HISTORY:
a. Minimum 6 months at current residence.
b. If less than 12 months at current residence, then a copy of current lease or other documentation of said residency. If currently under an active lease, then a letter from current landlord releasing applicant from lease is required. We do not condone breaking a lease with a previous landlord.
c. No evictions in 5 years.
d. No non-payment of rent reported.
e. No non-payment of utilities reported.
f. No skips reported.
g. No evictions filed.
h. No unauthorized pets reported.
i. No unauthorized occupants reported.
j. No damages to rental reported.
k. No notice not given reported.
l. No referral to collections reported.
m. No housing of Section 8 fraud reported.
4. GROUP APPLICANTS: All adults to live in the property must provide an application, pass the background check and be signatories on the lease. Acceptance of groups will be based on the grouped backgrounds, so even if all applicants would not be accepted individually the group may still be accepted.
5. CREDIT HISTORY:
a. Medical bills and paid collections will not be counted against applicant.
b. Credit over 5 years old will be excluded from consideration.
c. No Chapter 7 in past 2 years.
d. No Chapter 13 in past 1 year.
e. No foreclosures in 2 years.
f. No unpaid collections except for medical.
g. No judgments in excess of $50.00.
h. Applicant must get a score of 80 out of 100 on the NTN score, further information on how this is calculated can be obtained upon request.
6. CRIMINAL HISTORY: The following will be excluded from consideration.
a. Convictions involving moral turpitude, lack of integrity or dishonesty.
b. Convictions that involve physical violence or endangering the health or safety of another person.
c. Convictions involving manufacture or distribution of a controlled substance.
d. Convictions of a sexual nature.
e. Multiple misdemeanors may be refused.
7. HONESY: Application must be complete and honestly filled out. Any falsification found on the application will cause refusal of applicant.

Tenant pays all utilities. One year lease then month to month as we do not require new lease at end of first lease.
