GENERAL HOUSE RULES
Smoking Policy
No smoking or vaping is permitted inside the home, on the screened front porch, or near open doors and windows. Smoking is permitted on the rear patio only. Guests are responsible for proper disposal of cigarette materials.
Property Care
Please help maintain the comfort, cleanliness, and condition of the home during your stay.
Do not flush sanitary products, wipes, paper towels, or hygiene items down the toilets.
Please use caution when operating the gas stove and ensure all burners are fully turned off after use.
Respectful use of air conditioning and heating is appreciated. Please turn off unnecessary lights and adjust temperatures responsibly when away from the home.
Please follow posted trash instructions and place the trash bin curbside on Wednesday evenings for collection.
Utilities
Utilities are included in the monthly rent up to a combined maximum of $500 per month. Excessive utility usage above this amount may be charged to the tenant and may be deducted from the security deposit or invoiced separately.
Guests
Guests are welcome; however, any overnight guest staying more than seven (7) consecutive nights or fourteen (14) total nights during a calendar month must receive prior approval from management.
Furnished Property
The home is fully furnished. Tenant agrees to maintain all furnishings, appliances, electronics, linens, kitchenware, and household items in reasonable condition throughout the stay. Damage beyond normal wear and tear may result in deductions from the security deposit.
Pet Policy
Up to two approved dogs may be permitted on a case-by-case basis with management approval.
Non-Refundable Pet Fee:
$350 per approved dog
Pets must be house-trained and maintained on flea prevention treatment.
Guests must comply with all local leash laws and clean up after pets at all times.
Unauthorized pets are strictly prohibited.
Guests are responsible for any pet-related damages, odors, excessive cleaning, pest treatment, or additional maintenance resulting from the stay.
Service Animals and Assistance Animals
Service animals and legally recognized assistance animals are accommodated in accordance with applicable federal, state, and local Fair Housing laws. Applicable pet fees, pet rent, breed restrictions, and pet limitations do not apply to approved service animals or assistance animals as required by law.
