Description

Spacious double-wide trailer with 3 bedrooms and 2 bathrooms, almost 1100 sq feet. Big upgrades in 2022: new kitchen counter, new kitchen sink, vinyl flooring, laminate floor, and fresh paint. New A/C system installed 2020. Freshly pressure washed exteriors and driveway.

Monthly rent does not include electric or water, these are obtained through the utility companies TECO and BOCC respectively.

I'm charging less than market value due to some cosmetic blemishes throughout the trailer because I just don't have to time to fix the cosmetic issues right now. I'm sure if you can overlook some of these issues you will appreciate the reduced cost in rent that makes up for them.

Conveniently located in south Brandon, close to good schools (Kingswood Elementary, Bloomingdale High School). Walking distance to Alafia River boat ramp just around the corner.

Great location, south Brandon.
No HOA.

Close to 301 and I-75. Close to Tampa, Plant City, USF, etc. Close to many great restaurants and the Brandon Mall, Regency Mall, good shopping, Bass Pro Shop.

Not too far from Disney, Orlando, Sea World, Universal Studios, Busch Gardens. Close enough to go to the beaches in Sarasota and Bradenton. Great outlet shopping in Ellenton.

Looking for a good long term tenant.
I am not considering tenants who have a history of eviction or multiple evictions.
I am not considering tenants who have a history of late payments.

Deposit is $2150 (This is broken down into $1000 deposit and $1150 Last Month)
+ First Month is $1150
Total cost to move in $3300

(I am not looking for a property manager at this time, please do not contact me if you are a property manager.)

Typical cost to pump the septic would be about $400.
Tenant is responsible for keeping yard maintained, raked, mowed, etc.
Tenant must keep vehicles tagged and insured, parking is limited to local and county ordinances.
Tenant agrees to comply with county code enforcement. No trash or garbage or accumulations around the property.
