Summary of Rental Qualifications and Application Process
ALL OF THE FOLLOWING WILL BE REQUIRED UNLESS OTHERWISE STATED IN THE RENTAL ADVERTISEMENT:
1. Identity proof: Government issued ID;
2. Income proof: Last 2 months of pay stubs (If paid weekly, submit last 8 pay stubs. If paid bi-weekly or semi-monthly, submit last 4 pay stubs)
OR if self-employed, submit Schedule 1040 of last 2 years of Federal tax returns and a 6 month Profit and Loss (P&L)
Statement.
3. Credit proof: Credit report and background check via
Zillow. Application Fees - $35 application fee must be paid for each occupant 18 years of age or older (non-refundable after processing begins).
4. Income and Credit Score - income of 3 times the monthly rent and credit score of 700+
Pets:
Cats fixed only, dogs - breed restrictions do apply.
No more than 2 pets will be permitted. If approved, an increased $250/pet deposit and monthly pet rent of $25 per pet will be required.
Upon approval, deposit of $3,750 as holding deposit/holding fee is due and can be refunded ONLY if you cancel your application within 48 hours of approval. There is also a security deposit of $2,150 before arrival which is totally refundable.
Failure to sign lease within 72 hours of approval unless otherwise agreed upon in writing by owner will result in forfeit of holding fee/holding deposit.
Failure to provide documentation requested above to owner along with other requested items such as but not limited to utility set up/account numbers, renters insurance etc. within 48 hours of approval and holding deposit will result in forfeit of holding deposit/holding fee and denial of application.
Any person who knowingly gives false statements, falsified documents such as but not limited to; paycheck stubs, rental verification, IDs etc on their application in order to lease the home will automatically forfeit holding deposit and it shall result in denial of application. Any person who fails secondary approval process for falsified claims or documents forfeits holding deposit and right to lease this property.
