1. Applicants must make a combined income of three times the rent amount. Income will be
verified through current paycheck stubs (last 3), email or fax verification, tax returns
and/or bank statements. If you are self-employed you must provide the last two years
(minimum) of tax returns, financial statement prepared by a CPA, and current bank
statements. Active Duty must provide 2 months of LES
2. Credit Requirement: Applicants must have a minimum of a 600 credit score.
Bankruptcy and foreclosures must be at least two years old. No collections, no eviction,
no derogatory. No late payments.
3. Criminal Background Check: Criminal background check on all applicants as a part of
the application process. We do not rent to anyone required to register as a sex offender.
Criminal backgrounds involving violent crimes, sex offenses, domestic violence and/or
involving the possession or distribution of weapons or illegal substances are all grounds
for denial of an application.
4. Rental History and Rental Verification. Provide the property manager email and phone
number. No evictions, no negative rent payment history or a history of Fnon sufficient checks or NSF
ACH Transactions. No break in the terms of a rental agreement or lease history.
5. Renter Insurance: The Landlord requires the Tenant obtain liability coverage of the property
damage and legal liability. The tenant is required to maintain such coverage throughout the
entire term of the lease agreement. Tenant is required to furnish Landlord evidence of the
required insurance before occupancy, at the time of each lease renewal period.
