PET POLICY: One small dog *may* be considered at management's discretion (some restrictions apply), separate pet security deposit of $1000.00--100% refundable if there are no damages.

UTILITIES: Lessee is responsible for ALL UTILITIES. Utilities have averaged in the past (may vary by individual circumstances and patterns of use) around $150-250/month for water, sewer, garbage, electricity (air conditioner and all other electrical), and gas (gas water heater and heater). This does not include cable/satellite or internet, which are Lessee/tenant's responsibility. Tenant is responsible for purchasing/changing out HVAC filters every 2 months (minimum). This benefits the tenant(s) in 2 ways: 1) if you have allergies, it improves the air quality of your home, by decreasing the dirt, pollen and dander circulating in the air, and 2) it potentially helps lower your utility costs because changing the filter maintains/improve the efficiency of you HVAC so it can work at it peak condition.

SMOKING POLICY: No smoking/vapping, what so ever, shall be allowed in or around the property.

PARKING POLICY: Maximum of 2 cars/vehicles allowed per property. All must be in good working order, moved regularly (not parked on the street) and not leaking oil.

MAINTAIN A NEAT & TIDY APPEARANCE IN BOTH YARDS AND SURROUNDING AREAS AT ALL TIMES: Tenant is responsible for picking up and disposing of any trash/debris/cigarette buds that might blow into their yards; NO toys, indoor furniture, junk or cooking appliances are allowed in the front yard or patio area; sidewalks, patios and driveways are to be kept free of dirt, debris and/or clutter, and NO maintenance of vehicles on/around property.
