1. Each adult occupant must submit a separate application/background check through Zillow.
2. We limit the number of occupants to 2 per bedroom.
3. Combined gross monthly income must equal or exceed three times the monthly rent.
4. Occupants must have favorable credit history.
5. Tenants must be employed and/or furnish acceptable proof of the required income.
6. Tenants must have good housekeeping, payment and maintenance references from
all previous landlords.
7. We collect a security deposit (the same as one month's rent) at time of signing of the lease. This is non-refundable if for some reason tenant does not occupy home at the lease start date. We collect the first and last month's rent the day the lease starts.
8. The lease duration is 1 year from lease start date.
9. Lease renewal offer from landlord due 90 days prior to lease end date. Lease renewal acceptance from tenant and new lease signed 60 days prior to lease end date. Month-to-month rate after current lease available at higher rate must be agreed and signed 60 days prior to lease end date.
10. No smoking, drugs or pets. If this rule of lease is broken, a fine of $1,000 will ensue.
11. Tenant responsible for payment of utilities directly to utility company.
12. Tenant responsible to dispose of garbage in designated county garbage receptacle weekly.
13. Well is source for water. The cost for pump electricity will be divided and ranges from $25-$50/month for household water use. This amount will be added to monthly rent base. If greater amount of water needed/used (irrigation, lawn, garden...) increased cost amount will be determined appropriately.
14. Rental payments will be made by direct deposit to landlord's bank account.
15. Annually and upon end of lease, home/property will be inspected for damages.
16. Garden site and/or chicken house use must be requested by tenant and approved by landlord. If approved, maintenance will be the responsibility of the tenant.
17. It is tenant's responsibility to maintain home and rented property in respectable clean/tidy condition and repair tenant-fault damages. It is landlord's responsibility to repair intrinsic home/property damages/failures.
18. Any repairs/maintenance performed by landlord or party hired by landlord, will be done at a date/time prearranged with tenant.
