Looking to buy a house in Roxana? Or know someone that is? Before I put time and money into updating it to list it at full price in March, I'm listing it "as is" first in case someone is interested in making it their own. Just passed the updated code inspection earlier this year as required when new renters take possession.

Based on the estimated values from Zillow/Redfin/Realtor, looks like they range from about $105k up to $149k ($134k as the current Zestimate). It does need some work and my "as is" price reflects that. It has great bones to work with and will go fast once I update it and list it with an agent in March. Don't miss your opportunity to get it sooner and make it your own!

If you are looking for a house to make your own with a huge yard in town, right next to the new police station, a nice detached garage, a fenced-in yard, established trees with nice shade, friendly neighbors, and in Roxana schools, this could be it! Within walking distance of schools, parks, Roxana pool, the theater, and the ice cream shop! The finished attic, full basement, and fenced-in double lot set this house apart!

What is accounted for in the "as is" price (mostly cosmetic):
- Fence needs mending.
- Landscaping needs to be refreshed.
- Could stand to be pressure washed.
- The porches need new carpet.
- Interior carpets/floors are worn and dated.
- Interior is dated, especially the kitchen and main bathroom.
- The sunroom needs flooring and some drywall replaced (a window was unknowingly left open letting the weather in).
- Basement bathroom is roughed in and needs some repairs.
- Roof on house will probably need to be replaced in the next decade (no issues, just unsure of age).
- The sewer line needs to be cleared out by a professional once or twice a year due to roots. It may need to be dug up but is currently flowing fine.

Asking $95k "as is" but the price will go up as I check things off the list. It has been rented for the past 7 or 8 years and the renters have all loved it so even though it needs work, it's very livable as is. As mentioned, I plan to have it market-ready and listed with an agent this coming Spring and plan to list it for $130k at that time.

I'm not desperate to sell it by any means and plan to remodel it over the coming months to list it in March at full price. That said, I'd be willing to let it go "as is" for less than what I would list it for in the Spring because I'd rather spend my time and resources on other things. I would also be willing to work with a serious buyer (under a contract of some kind) to update it the way they want, essentially passing through the costs of the updates as a contingency.
