First month's rent and deposit are required before moving in. Renter pays for all utilities including water, sewer, garbage, electricity and gas. City of Lodi provides all utilities except for gas. PG&E provides gas services. Front yard mowing/edging is provided. Weeds, bushes and flower beds are to be maintained by tenant. Watering of the front yard is required at least three days a week during the non-rainy seasons. All adult tenants must submit their own application and pay their individual application fee. We use only paper applications which are available upon touring the property in person. Tenants pay for a background and credit check online if invited to do so by landlords.
