A security deposit equal to one month's rent is required and may be used for unpaid rent, damages beyond normal wear and tear, or other lease violations. Per Arkansas law, the deposit will be returned within 60 days of move-out, less any applicable deductions. If you need to terminate the lease early, a 60-day notice and a fee equal to two months' rent will apply.
As the tenant, you are responsible for all utilities (Electric, Gas, Water/Sewer/Trash). You are also responsible for routine maintenance including lawn care, weed control, regularly changing HVAC filters, replacing light bulbs, and addressing minor clogs. I will remain responsible for major repairs and systems, including HVAC, roof, structural components, plumbing, and electrical issues not caused by tenant negligence. Renter's insurance with a minimum of $100,000 in liability coverage is required, and I must be listed as an interested party. Smoking is not permitted inside the home or garage. Subleasing or short-term rentals are not allowed, and all occupants over 18 must apply, be approved, and be listed on the lease.
If pets are approved, a non-refundable pet fee of $300 per pet and $25 per month per pet in pet rent will apply. A maximum number of pets and any breed restrictions will be enforced in accordance with insurance guidelines. Tenants are fully responsible for any pet-related damage. At renewal, rent may be adjusted with proper notice. These policies are in place to protect the property and ensure a clear, professional rental experience for everyone involved.
