1. Furnishings & Decor
Inventory: A full inventory of furniture and housewares is provided at move-in. Please do not remove any items from the premises.
No Rearranging: To prevent floor scratches (especially on the tile), please do not move large furniture items.
2. Wall Care: No new holes, nails, or adhesive strips (Command hooks) should be added to the walls without prior written consent.
3. Maintenance & Beach Care
Sand Management: Being 2.5 blocks from the beach, sand is our biggest challenge. Please use the outdoor hose/rinse station to remove sand from feet and gear before entering the home.
Reporting: Please report any leaks, drips, or appliance issues within 24 hours. Small issues in Florida's salt air can become big problems quickly.
Smoking: This is a strictly smoke-free and vape-free home. Smoking is permitted in the private backyard only; please dispose of butts safely in provided receptacles.
4. Parking & Guests
Designated Spots: Tenant has access to three off-street parking spaces. Please ensure guests do not block neighboring driveways, as downtown parking is strictly enforced.
Overnight Guests: Visitors staying longer than 3 consecutive nights must be reported to the Landlord to comply with occupancy and insurance standards.
5. Six to nine-Month Term & Termination
End Date: This lease is for a term of 6-9 months, ending on Dec, 31, 2026.
No Short-Term Tax: Tenant acknowledges this lease is for a period greater than 6 months and 1 day, and is therefore exempt from Florida's 12% Tourist Development Tax. Early termination that results in a stay of less than 6 months may trigger tax liabilities for the Tenant.

    "Atlantic Ave (A1A) is the main road running through town, and it’s always crowded. Almost no one obeys the speed limit and pedestrians have been hit. Remind (older) kids to cross only at crosswalks and be aware of what’s coming in all directions at all times. Also, you need front and back lights on your bike at night or else the cops will pull you over & ticket you!"
