Additional security deposit amount of $500 per pet will be required IF Accepted. Please note this is a rural, country property, and there is no fenced yard space, so owners may request a dog run or kennel be supplied or proper temporary fencing for any approved pet at the tenant's expense.

Please note Garage as seen in pictures towards the front side of the guest home unit, does not convey, the owner is using it for personal storage at this time, but all parking outside and around and down by the guest home unit is available for tenant parking.

Appliances Included are: Gas stove, gas oven, microwave, and refrigerator (no owner warranty). Washer & Dryer hookups are available and Dryer hook up is Propane Gas; tenant will need to supply their own W/D units.

A separate sub-meter is used for Electricity calculations/usage and monthly billing. This utility bill will stay in the owner's name, and each month the tenant will receive a copy of the utility vendor's invoice (SDG&E), a copy of the sub-meter reading and calculation, and a specific dollar amount based upon both documents for this home's electric usage and charge, and a separate charge will be issued to them to pay via their online portal with the next month's rent.

Utilities Not Included, which will be tenant responsibility, are: Propane Gas through Fallbrook Propane & Trash Service through Fallbrook Refuse EDCO (Please note main home tenant has their own trash service acct and bins and guest home tenant will need to get their own as well).

Water is Included with Rent!

Any questions regarding utilities, please ask before applying, it is the applicants'/tenants' responsibility to satisfy themselves with all questions and clarifications they may have or need before proceeding.

Landscaper included with rent, but overall oversight and responsibility of landscaper in and around guest home area, and landscaping maintenance, weed abatement, and proper irrigation of all will be the tenant/s responsibility during the lease.

This home has two propane wall heaters, one in main living room area and one in the bedroom, and is on septic, please note any stoppages or clogs will be the tenant's responsibility during the lease, be careful what goes down all drains.

New Mini Split Unit also coming soon for Heat and AC, working on completion and installation at this time!

Please note there is no on-site mailbox, mail will need to be collected via an off-site PO Box or other such means, Thank you.

Please call your Internet or TV providers ahead of time to make sure they can and will serve this address if interested, it is your responsibility to check on this before applying or signing a lease, Thank you.

A Renter's Insurance Policy will be required on behalf of the tenant/s residing in the home. And owners and/or mgmt will be required to be listed as an additionally noted / insured on the policy.

Please note the owner or us as the mgmt. may require a few extra days before the scheduled move-in date for a final once-over cleaning and wipe-down detail of the home to be performed.

We are happy to supply a sample lease agreement to you ahead of time, just ask. Please note your final lease agreement may include additional disclosures and/or addenda as needed and with regards to the home and property. But the lease in and of itself will be much like the one we will later supply to you to review ahead of signing. Thank you!

We recommend using a computer when viewing all rental listings and filling out applications, as not all mobile devices may work. We need a separate application for each adult 18 years of age or older who will be residing in the home either full or part-time.
