Hallway linen closet. Nice roomy bedroom. Home has a fenced and private entry behind a main house. Separate house with it's own entrance and address. Off-street parking. The home is in an older, quiet area of families and long-term residents. Easy access to schools, freeways, and shopping. Please drive the neighborhood first to make sure the location suits your needs. Then email me for an appointment to view the inside of the property. ABSOLUTELY NO smokers. PETS ARE WELCOME upon approval. We would like to meet the pet. It must be up to date with all vaccinations. Pet must be friendly and non-aggressive, well behaved. This is a quiet area so no excessive barking. There will be a 500 dollar pet deposit. NO additional rent charge for your pet. Breed Restrictions:
Pit Bulls, American Staffordshire Terriers, Rottweilers, Doberman Pinchers, Wolf-Hybrids. Rental Requirements: Income = 2 1/2 times the rental amount (must provide proof of income) Credit = FICO scores 625+, no legal evictions (no exceptions) Positive Rental References from current and previous landlords. Application Policy: We do not accept/process applications and fees prior to you viewing the property. Adults (18 yrs or older) who will be living at the property must submit a separate application. We will run a thorough background check on each applicant, including your credit, eviction & criminal history. We also verify employment. $30 non-refundable application fee per applicant. If applicant is not screened, fee will be refunded. Tenants are REQUIRED to provide proof of renters insurance coverage of $100,000 in personal liability for your protection. All tenants must be listed on the policy or each have their own individual policy. LEASE TERMS: One year lease. Tenant must pay first months rent plus security deposit. Second month will be prorated. Security deposit is equal to one month's rent of 1,400. Utilities Included: Water and trash. SDGE must be in tenants name.

Other than getting a little crowded, La Mesa is a centrally located, youthful, and social community, great to raise a family."
