Noise & Conduct: Tenants must maintain a respectful noise level and comply with all community/HOA rules and local ordinances.
Parking: Parking is limited to designated areas only. Unauthorized or inoperable vehicles may be towed at tenant's expense.
Utilities: Tenant is responsible for all utilities.
Renter's Insurance: Proof of renter's insurance is required prior to move-in and must be maintained throughout the lease term.

They were understanding and just asked me to handle it. If they pick up a loose dog they will make every attempt to try to get dog home rather than straight to pound. Scan chips, call tag #s, etc."
