Welcome to your new home! This townhome style duplex has been fully renovated since the previous tenants moved out. You will enjoy the privacy of your own half of an owner-occupied duplex at 39 North St, which includes two floors plus an unfinished basement for laundry and limited storage. The unit features its own front porch, entrance and driveway for 2 cars. The owner resides on the other side of the duplex at 37 North Street.

No pets of any kind are allowed. This is not negotiable.

The duplex is like two houses joined together, with each half being a mirror image of the other. Both units (37 North St and 39 North St) have two stories plus a basement, private driveways, front porches, and entrances, including private foyers. There is also a common foyer at the rear of the house.

Renovations include professionally installed plank flooring downstairs and in the large bathroom, new carpet in all bedrooms and their closets, and new carpet in the second-floor stairway and hallway. The walls and ceilings have been freshly plastered and painted. An electrician has installed new outlets and wiring throughout the house, providing ample electrical access.

1st Floor: Upon entering your front door, you step into your private foyer, which leads to a spacious living room (23' x 13') with a walk-in closet. The living room is bright and airy with five windows. Adjacent to the living room is a large dining room (13'6" x 13') with a new ceiling fan and light. The kitchen features new granite countertops, a tile backsplash, a double stainless-steel sink, a stove with a self-cleaning oven, a frost-free refrigerator, an overhead stove vent with light, and a microwave oven.

Basement: The entrance to the basement is in the dining room. The basement is for limited storage (at tenant's risk) and includes washer and dryer hookups. The tenant's basement is separated by a floor-to-ceiling wall from the owner's basement and owner's stairs at 37 North St.

2nd Floor: The second floor contains three newly carpeted bedrooms and a fully renovated large bathroom. The bathroom features plank flooring, a new tub and shower, a new toilet, a new sink and a new lighted and mirrored medicine cabinet. The bathroom also includes a linen closet with three large drawers and a separate storage closet behind the back wall of the bathroom.

The house has been completely insulated, and energy-efficient thermal pane windows have been installed. Separate front and rear foyers provide additional separation from the outside. The state of Rhode Island performed an energy audit and found the house to be extremely energy efficient.

This home is conveniently located near major highways, including Routes 37, 295, and 95, as well as shopping centers, restaurants, and grocery stores. It offers easy access while being nestled in a quiet, well-maintained residential neighborhood.

High-speed internet services are available from cable companies and Fios fiber optic is also available.

Parking: There is off Street parking for 2 cars in your separate gravel private driveway.

The owner pays for cold water, sewer, and lawn mowing. Other utilities and services are at the tenant's expense; snow shoveling, internet, heating oil, electricity, hot water, etc.

Restrictions:
NO pets of any kind.
No smokers.
No Subletting. All occupants must be listed on the lease.

Requirements: Verifiable monthly income must be at least three times the monthly rent.

To protect our neighborhood and property, we conduct thorough credit and income checks, criminal background checks, and eviction and rental history checks.

In accordance with Rhode Island law ( 34-18-59), all prospective occupants over 18 years of age must provide a valid state-issued criminal background check and credit report dated within the past 90 days at the time of application.

If these documents are not provided, landlord may obtain them directly and charge the applicant only the actual cost of the reports. A copy of any report obtained will be provided to the applicant. Estimated cost is $45.00 per prospective occupant over 18 years of age. The reports will be at our actual cost and the cost will be disclosed prior to running the reports. You must give us consent before we can run the reports.

Submission of these documents (credit and income checks, criminal background checks, and eviction and rental history checks) is required prior to processing any rental application.
