3. Occupancy of the unit is limited to two people only.
4. Smoking is strictly prohibited inside. Smoking outdoors is acceptable. CANNABIS, ILLEGAL, AND ILLEGALLY OBTAINED DRUGS ARE STRICTLY PROHIBITED.
5. Tenant MUST maintain unit and must leave it the way it was originally prior to tenancy. Tenant must also inform landlord of ANY needed repairs or maintenance. Repairs or maintenance must NOT be done without prior approval from the landlord. If repairs or maintenance must be made after the tenant departs at the end of their lease, part or all of the security deposit will be used to cover these costs.
6. Unit keys are given to the tenant, if these keys are lost, a $50 charge will be placed on top of the monthly rent.
7. If, for any reason, a check is returned without having been paid, the tenant will incur a charge of $45, a late fee of $100 (if received after grace period), and the monthly rent.
8. We are not able to allow any pets living with the tenant(s).
9. The length of the lease is negotiable but must be a minimum of 6 months.
10. Quiet hours begin from 10pm and end at 7am.
