This property would be an IDEAL hunt club, literally adjoining almost 500 acres of State Land (Stanton State Game Area.) In addition, there is a Sportsman’s Club across the road, and a park across the road not too far away. This property is on Stanton Road, and abuts Wicker Road, which if you travel a short distance down Wicker Road you are at another over 1700 acres of State Land. Stanton State Game Area is approximately 4850 acres in size, and is all within 10 miles. In addition, Fred Meijer Hartland Trail is approximately a 5-minute drive away. The main one-owner home is somewhat dated but well-built and maintained. There is a steel roof, natural gas to the property, central air conditioning, huge living room (What was supposed to be a third bedroom expanded the living room to the whole East end of the home,) full, partially-finished walk-out basement with huge storage/utility area, 2.5 car attached garage (you might be able to fit a 3rd vehicle,) paved driveway in front of the home. Smaller outbuildings need some work but could be brought back. These 31.31 rolling acres is rented through 2025 and the buyer will earn the rental income from the date of closing (rental details available upon request). That’s not the only rental income! There’s also a historic home next door that currently rents for $600/month (24-hour notice required to show by law.) The rental has a detached two-car garage with double doors, concrete, and electric. The tenant has been doing remodeling, maintenance, and the property mowing and would love to stay. Outbuildings include the old hay barn which seems solid. There is a lean-to on the barn where the former owner used to keep a 30-foot-long motor home, and a tractor (and more) fits in an additional lean-to. There is also a wooden shed that needs work, and an old chicken coop that probably needs to be torn down. This is a very unique property with many features and possibilities!
