-Tenant must notify landlord of minor repairs within 7 days
-Landlord handles major repairs, but damage caused by tenant negligence is billable
-Only individuals listed on the lease may occupy the property
-No subleasing or Airbnb without written approval from landlord
-Tenant responsible for all utilities, including water, electric, gas, internet, and trash
-Pet Friendly, breed and weight restrictions may apply, and a pet fee may be charged at the owner's discretion
-Landlord may enter with 24-hour notice for inspections, repairs, or showings
-Routine property inspections will be conducted every 3 months or at owners' discretion
-No modifications (e.g., painting, installing fixtures, or structural changes) without written permission
