Verification of employment and rental history need to be done with the landlord's proprietary form. Please email your most recent three months pay stubs and/or bank statements, and your government issued photo IDs as supporting documents with your application. A non-refundable administrative fee of $50 is to be paid with an approved application. For the rental and employment verification forms please complete the top portion and have your landlord and your employer complete the bottom portion of the forms. All aforementioned complete application materials must be received by landlord before the application can be processed.

-Tenant must notify landlord of major repairs within 4 hours of discovery
-Tenant must notify landlord of minor repairs within 7 days
-Landlord handles major repairs, but damage caused by tenant negligence is billable
-Only individuals listed on the lease may occupy the property
-No subleasing or Airbnb without written approval from landlord
-Tenant responsible for all utilities, including water, electric, gas, internet, and trash
-Pet Friendly, breed and weight restrictions may apply, and a pet fee may be charged at the owner's discretion
-Landlord may enter with 24-hour notice for inspections, repairs, or showings

-Routine property inspections will be conducted every 3 months or at owners' discretion
-No modifications (e.g., painting, installing fixtures, or structural changes) without written permission
-Tenants may hang items or drill into walls, but must repair all holes or wall damage prior to move-out
-Tenant must comply with all HOA rules and regulations
-If an HOA fine is issued, landlord will provide one written warning
-Any subsequent fines will be the tenant's financial responsibility
-No smoking allowed inside the property, garage, or within 15 feet of any entry
-No illicit drug use or possession tolerated anywhere on the property
 -This is a zero-tolerance policy and violations may result in immediate eviction

Events like Mother’s Day celebrations, movie nights, back to school BBQ, Friday nights at the park with food trucks. We also have a community garden. My neighborhood (Colonial del Valley) is mostly elderly people who raised their kids here and a mix of younger people who are buying homes from relatives. "
