Utilities: Tenant is responsible for water and electricity. Tenants are required to open accounts with Inland Power and Whitworth Water prior to moving in. Landlord will be responsible for garbage, sewer and lawn maintenance only. Tenant responsible for other landscaping needs.

Pet: Dogs only. Max 2. No cats. $500 non-refundable one time fee. Additional $50/pet per month.

Smoking: smoking is not allowed inside at any time.

Maintenance: The owners will be responsible for all maintenance and repairs of the property.

Alterations: Tenants are not allowed to make any alterations or improvements to the property without prior written approval from the owners.

Parking: The rental includes full use of detached shop and gravel areas. Tenant is prohibited from parking on grass area.

Late Fees: Rent payments not received within 5 days of the due date will incur a late fee of 10% of the monthly rent. Additional 10% late fees will apply for every subsequent 5-day period that the rent remains unpaid.

Subletting: Subletting is not allowed under any circumstances.

Insurance: Tenants are required to have renters insurance and must provide proof of insurance to the owners.

Occupancy Limits: The maximum occupancy limit is 5 people.

Inspection Rights: The owners have the right to inspect the property with reasonable notice to the tenants.

Sale of Property: The owners have the right to sell the property. In such an event, tenants will be given a 90-day notice prior to the sale.

Screening Criteria:
-You must see the home in person prior to applying
-We do not allow co-signers
-Must provide the source and proof of your income.
-3 years of Verifiable rental history from a 3rd party.
-Debt to income ratio can not be greater that 43%. Your total outstanding monthly debt payments reporting on your credit report cannot exceed 43%, including the prospective rent payment.
-No Evictions allowed with the last 7 years.
-Credit score of 660 or higher required
-No current open collections for the following: Payday loans, Utilities.
-No active bankruptcy
-No late payments in the last 12 months
-Your move date must be with in two weeks or less from application date.

Criminal history will be evaluated on a case by case basis. However applicants with convictions with in the last 7 years for drug manufacturing, drug distributions, serious violent crime, or Burglary/theft are unlike to be approved.

Please be prepared to pay the application fee as outlined in the property listing. Each resident over the age of 18 must submit a separate rental application. Application fee is Non-Refundable.
