have done this process before with no adjustment, so not sure if ignored or just don't care about doing disservice to local markets. Even though some of Illinois is struggling, will, grundy, kendall and kane, counties are booming and growing in double digits percentages.
I have added 800 sq feet by finishing bonus rooms above both garages 3.5 and 1.5 as added living space, and enclosed lower level deck with another 500 sq ft.
Giving my home no credit for high end, old world trim package, custom cabinetry through out. commercial car lift in garage with more custom cabinets. so many other top quality fistures to mention, but if Zillow is not interested in details crucial to real estate values, not sure what else I can do.
sure most feel their homes are worth few thousand more than your zestimates but when they stretch to 100's thousands it get to be a problem. most of the really nice new homes on the lake have not yet sold to affectively change to comparative analysis, so unfortunately the first one of us to offer will get hurt the most, which unfortunately as you may of guessed is going to be me. I am a retired public school teacher in morris who has been flipping houses in morris for 30 years to build able to my dream home and but all my eggs in real estate basket, and Zillow has cracked half of the eggs which are now going to be hard to sell as a whole dozen.
have $850k in this house and recently had insurance est of $985k to replace without the lot. most recent lake lot sold for $150 on top of that. New construction on the lake are investing near 7 figures in their homes and while they are not selling at that price now will hopefully reach that point in the future, but my feeling is your 50% zestimates are holding those future figures unfairly down without proper potential research to local markets.
