About this House

I am renting my modern townhouse in the center of Tustin Legacy/Irvine area. The property is a very niche beautiful enclosed neighborhood called Levity. FULLY REMODELED COMPLETELY. Pictures are the old home, new photos will be sent to interested tenant. All new kitchen, appliances, island, stone, cabinets to the ceilings, and all brand new engineered flooring (similar color) higher quality. The property was purchased at the end of 2020, and since then the property has tons of upgrades to the home which include, brand new light wood floors, all the bathrooms have been upgraded and redone (showers, sinks, flooring), the 2 car-garage has clean gray speckled epoxy done. There are built in tables for one of the rooms to be an office area, and stairs were re-done and there is decking placed on the patio in the front area (1st floor) with seating along with the roof top (3rd floor) with decking for a usable area. This house also comes with an impressive TV set up with a 75-inch Smart TV in place, with surrounding LED light on a built in TV onset that encapsulates the entire TV for a modern full effect. There is a community pool and BBQ stations in the common area for parties/events. The layout of this particular property is different from the surrounding neighbors as the kitchen and main living areas along with the master bedroom and computer/office room are all on the 1st floor. The 2nd floor is an entire guest room, with high ceilings and a bathroom/closet for privacy. The 3rd floor is that rooftop decking. Looking for the perfect tenant that will take care of the property, and enjoy it as I have for the last 5-6 years. Serious inquiries only please.

This property was rented out no issues for 1 year, and I am now looking for a new tenant since the current one is moving.

To my future tenant, total rent is $5800/mo. + utilities with a security deposit of $6000 (1st and last month rent technically). Pets are allowed but small dogs/cats only. No smoking indoors at any time. Renters insurance is required. Tenant is responsible for paying for their own utilities at the end of the month (water, internet, electric). All utilities are already set up so I can keep utilities in landlord name and send bills monthly. Like I mentioned, I have utilities in place already which I can continue to pay and whatever the usage is will need to be taken care of at the end of the month on top of the $5600. Utilities currently in use include, water, gas, CC&R trash, internet, and electricity. I will pay for CC&R (trash) and gas. Tenant pays for water, internet and electric only :)

Property is 2250 square feet, 3 bedrooms 3 bathrooms (with shower). 2 rooms are downstairs (main and guest room) and there is 1 single room entirely on the 2nd floor away from everyone (with bathroom, shower, high ceilings and closet).
