There is a one year lease. (Lease term is negotiable) Water is included in the rent. The tenant will have to obtain his/her own electricity. There are no pets allowed without written approval and a pet fee of $500. Renters are responsible for maintaining a clean living environment and for changing air filters on a monthly basis. If the filters are found to be dirty and unchanged, the landlord will charge a fee of $30 for changing them. Tenants are also responsible for buying and changing light bulbs, smoke alarm and thermostat batteries, and toilet flappers. These are normal wear and tear items of use. The tenant will be held responsible for the cost of extra water used if the flapper is leaking and has not been changed and for any damages that occur to the property. Tenant is NOT allowed to bracket TVs to walls. There will be $150 fee for repairs per instance. There is to be no smoking/vaping inside the apartment. Doing so will result in a fine of $1000. All trash is to be thrown away inside plastic bags to avoid windswept trash on the property. The tenant is responsible for keeping the maintenance of the apartment both inside and out (including picking up stray trash). There is NO PARKING allowed on the grass, in front of the mailboxes, or in front of trash receptacles, and parked vehicles must be in operable condition or they will be towed at the tenant's expense.
