About this House
Completely renovated duplex within walking distance of BYU. Unique and desirable property. Two homes on one lot. Arguably the nicest duplex in the city.
The property is classified with the city and county as a legal duplex. We can provide legal determination letter upon request. There are two homes on the property. The front house is 1,200 square feet, three bedrooms, and two baths. The back house is 1,000 square feet, two bedrooms, and one bathroom. The homes do not have any shared utilities. Both homes have been updated. However, the front house renovations are much more extensive.
In the front home, everything was removed down to the brick walls. It was then rebuilt (new studs, insulation, electrical, plumbing, ducts, sheetrock, flooring, windows, exterior and interior paint, kitchen, bathrooms and all bedrooms.) It also has a new furnace, air conditioning system, and water heater. It is 1895 on the outside and much newer on the inside. It was an expensive renovation but I think you will like the results.
The back house has new flooring, plumbing, water heater, heating and air systems, roof, and garage door. The back house has a strong rental history and has never had a vacancy in 13 years. The back house rents for $825 a month but could rent for more. The front house could easily rent for $1,200 a month.
Like all duplexes in Provo, the properties can legally be rented to three unrelated individuals in each structure or one family in each. A few years ago BYU housing walked through the property and said they would approve it if we wanted to go that route. However, we have always rented to families.
Well maintained duplexes near BYU are hard to come by and usually sell pretty quickly. There are currently two other legal duplexes for sale in the neighborhood just south of BYU. One is about the same square footage, closer to BYU by four blocks but has not had near the renovation, is an "up/down" single structure property, and on a smaller lot. They are asking $369K
The other duplex is just a block closer to BYU, is larger, but also has not seen near the renovations, is an "up/down" single structure property, and on a smaller lot. They are asking $399K.
Considering all this duplex has to offer and all that has been done to update the property we expect this duplex to sell quickly at $395K.
I new roof is also scheduled to be completed in November.
