(Any extra parking would have to be secured separately from landlord for a fee) The Tenant will cover Gas and Electricity and a utility bundle ($100/mo which I have included in base rent) The bundle includes water, sewage, garbage, cable, high-speed internet, snow removal and access to the amenities of the complex. All amenities of the community available including pool and hot tub, clubhouse, gym and pickleball courts and small playgrounds throughout. No smoking or vaping. No pets. Deposit Details: If spotless when moving out possibility of full refund Deposit Amount Refundable: $2,000 Pet Policy: Small pet ok with deposit and monthly rent

Owner will pay the HOA fee which covers the community amenities garbage, internet, snow removal and all vineyard city utilities. The Tenant will be required to with the Electricity and Gas into their own name. There is an attached 2 car garage and cars will need to fit inside that garage. It is very difficult to get another parking spot in this community and if you had more than 2 cars you would have to arrange that on your own and at your own expense of $100+/month. The community is very strict about parking. Limited visitor parking passes available for overnight guests but only a set amount per month. There is absolutely no smoking/vaping allowed inside or around property. A small pet is ok with appropriate deposit and monthly fee. Owner will periodically visit for inspections.
