Pet Policy: No pets allowed. No exceptions.

Smoking/Vaping: Strictly prohibited inside the home and garage.

Renters Insurance: Required from tenant prior to move-in. Policy must include:

Minimum $300,000 in liability coverage

Minimum $25,000 in personal property coverage

Landlord listed as Additional Interest (for policy updates)

Proof of policy required before move-in and at each renewal

Maintenance Responsibilities:

Lawn care and landscaping

Air filter replacement (every 2 3 months)

Basic maintenance (light bulbs, batteries, minor clogs)

Reporting maintenance issues promptly

Landlord Responsibilities:

Repairs and maintenance of major systems (HVAC, plumbing, roof, provided appliances)

Right of Entry: Landlord will provide at least 24 hours' notice before entering the property, except in emergency situations.

Alterations: No painting, remodeling, or installation (TV mounts, shelves, etc.) allowed without prior written approval.

HOA Rules: Tenant must comply with Crosswinds HOA rules and restrictions. Any violations or fines issued by the HOA due to tenant actions will be the tenant's responsibility.
